Fair - I was originally worried that agents might be pushy and exaggerating since they tend to earn their commissions faster with quicker deals - BUT it does not apply to Nancy at all. She always provided fair opinions to any properties based on her best knowledge and research, and in the same time she never tried to “convince” us to proceed with an offer.
